Growing up my mom always made this awesome chocolate sauce for our pancakes. The extra sauce would then be used in milk and smoothies and on ice cream. I found my mom's recipe hard to follow because I never had the ingredients in the house. So I went on a search of AllRecipes.com to find one that was as good, but with ingredients I was more likely to keep in my house. Here's the recipe I found. My kids say it's "better than Grandma's". (Sorry, Mom.)
After reading some of the reviews at AllRecipes.com I did some of the changes suggested. I wrote those suggestions in PURPLE.

I'm heart broken! (but I'll have to try the new recipe sometime.)
Happy Housewife has a chocolate syrup recipe - but I haven't tried it yet.

My mom (your grandma) made this syrup for our family for as long as I can remember. I think she got the recipe from Grandma Salmond. We use the smae recipe as yours (with milk, but not the syrup) no water at all.
